What is an ADU (Accessory Dwelling Unit)?

An accessory dwelling unit, usually just called an ADU, is a secondary housing unit on a single-family residential lot. They can be attached or detached, they have a separate entrance, bathroom, and kitchen. The term “accessory dwelling unit” is an institutional sounding name, but it’s the most commonly-used term across the country to describe this type of housing. While the full name is a mouthful, the shorthand “ADU” is better.

What is an Evo Haven Private Suite?

Evo Haven Private Suites are sustainable building structures made from certified steel shipping containers for residential and commercial property use. Our product provides heated space for multiple applications: additional living area, guesthouse, in-law suite, office, gym, studio, workshop, boutique, etc. Evo Haven Private Suites can be constructed in as little as 60 days.

What is the difference between an Evo Haven Private Suite and a Mobile Home?

Evo Haven Private Suites are categorized by local authorities as "real property" since they are affixed to a permanent foundation. This means that they are appraised and valued using the same method as a single-family residence. Since Evo Haven Private Suites are appraised as real property, they share in the benefits of real estate and appreciate in value. Mobile Homes are not affixed to a permanent foundation and can be easily transported to another site. Local authorities require mobile homes to be registered and titled using the same method as a vehicle. Since mobile homes are registered as vehicles, they don't share in the benefits of real estate and depreciate in value.

How durable are Evo Haven Private Suites?

Evo Haven Private Suites are significantly durable, due mostly to the certified steel container that we use as the frame for our structures. Evo Haven Private Suites have a lifespan of 25+ years with minimal maintenance.

How does the Evo Haven Private Suite development process work?

The Evo Haven Private Suite development process is completed in a series of phases: First you have the Planning Phase where your plans are created, permit application submitted, expedited and approved. Next is the Pre-Construction Phase where your lot is leveled/cleared, utilities connected, foundation poured and frame installed. Dry-In Phase where framing, windows, siding, mechanicals, etc are installed. Finally, the Finish Phase is where drywall, painting, flooring, cabinets, countertops, bathrooms, doors, light fixtures and trim are completed.

Where will my Evo Haven Private Suite be placed on my property?

Our team of architects, engineers and project managers collaborate with you on design along the entire development process. During the planning phase, we will provide you with placement options based on the results of our feasibility study of your property. The final decision for placement of your Evo Haven Private Suite is up to you.

How many square feet will my Evo Haven Private Suite consist of?

Evo Haven Private Suites are constructed using certified 40-foot storage containers. These steel frames provide 320 square feet of heated space.

Do I need to pull permits for my Evo Haven Private Suite?

Permits will need to be pulled, but our team of specialists will complete this process for you and the costs involved are covered by your initial deposit.

How will utilities be connected to my Evo Haven Private Suite

Evo Haven Private Suites access sanitary sewer and water service by connecting to the main sewer and water service of the primary residence. Water and sewer connections are accessed through the basement of the primary residence. Evo Haven Privat Suites connect to existing electrical service through the existing meter. Our structures use hyper-efficient heat pumps for heating and cooling. The existing service to typical single-family residences is usually sufficient to support an Evo Haven Private Suite. In the event that it isn’t, we will work with you to upgrade the necessary service to support the ADU. The cost of upgrading water or sewer service or establishing upgraded electrical service is not included in our standard model and would be borne by the homeowner.

Do you offer an off-grid/solar option?

Yes, we offer a Total Off-Grid Package for an additional cost. Please contact us for more information.

Do I have a say in the design and finishes of my Evo Haven Private Suite?

Yes, your Project Manager will assist you with selecting interior paint colors, exterior paint colors, bathroom finishes, kitchen finishes, flooring style, light fixtures, etc.

Will my Home Owners Association (HOA) allow me to build an Evo Haven Private Suite on my property?

If you live in an HOA, you will most likely need approval from the HOA board before doing any construction. The board needs to make sure that the project you’re planning aligns with the rules and regulations of your HOA. Every HOA has governing documents, also known as CC&Rs (covenants, conditions & restrictions). These documents say what you can and cannot do to your home. Requirements vary across HOAs, so it’s important to read the CC&Rs for your HOA.

What type of warranty is included in my Evo Haven Private Suite purchase?

Evo Haven Private Suites currently come with a Manufacturer's Limited Warranty and 2-10 HBW structural warranties (1-year workmanship, 2 year systems, 10 years structural). The 1-year workmanship warranty includes site work, masonry, mechanical, electrical components, finishes, carpentry, thermal and moisture protection, cabinets and vanities, doors and windows, and foundation and concrete. The 2-year systems include mechanical (plumbing, duct work, and waste piping), and electrical system (wiring). The 10-year structural warranty includes load-bearing walls and partitions, columns, footings and foundations systems, beams and girders, floor framing, roof framing systems).

How long does the Evo Haven Private Suite development process take from beginning to end?

Assuming that there are no unforeseen circumstances, the projected completion timeframe is typically 60-90 days from start to finish. This timeline requires the cooperation and efficient execution of all parties involved, including the local authorities and the homeowner.

What is the purpose of a consultation? Is this required?

The purpose of a consultation is so that we may better understand your particular existing situation and development goals and help construct a plan of action for accomplishing them in the form of a detailed proposal that is submitted within 24 hours of your consultation.

Why do you require a FULLY REFUNDABLE fee to book an initial consultation?

We require a FULLY REFUNDABLE deposit to book a consultation with our Development Team to avoid potential no-shows that would deter us from giving specialized attention to sincerely interested prospects. By filtering out those that aren't serious about a development arrangement, we are able laser focus our resources on homeowners that are ready to commit to the process. The deposit is FULLY REFUNDABLE and is returned within 48 hours of your consultation via digital payment/transfer.

What payment methods do you accept?

We accept cash (bank wire, certified funds, debit/credit cards) and offer financing options for those with approved credit.

What financing options do you offer?

1. Work with our Finance Department (144 mos at 5.99%-11.99% for qualified applicants)

2. Home Equity Line of Credit. Use any home equity you have built up to finance your ADU addition.

3. Cash-Out Refinance. Refinance your mortgage and pull out the cash needed to pay for the ADU.

4. Personal Loans or Credit Cards. Apply for a personal loan or credit card

5. Title I Home Improvement Loan. Apply for an FHA Title I Home Improvement Loan. The maximum amount available here is $25,000, but it requires no equity in your home. Any HUD-approved lender can help you with this process.

What areas do you offer Evo Haven Private Suites?

We currently service the Atlanta metropolitan area, with a 50-mile radius from the city center. Evo Haven Private Suites will expand installation to serve the entire South East region by 2023.
